About the Guest – Michael Cobb:

At the height of a successful career in the computer industry, Mr. Cobb left to pursue more pioneering opportunities in the emerging real estate markets of Central America.  In 1996, he and his business partner formed a company, Exotic Caye International, to provide loans to North Americans purchasing properties in Belize, Honduras and throughout the region.  As the need for capital outstripped the supply, the mortgage company was converted to an international bank under the jurisdiction of Belize.  It continues to provide mortgage services but has expanded its services to encompass the full realm of financial products. 
 
Mr. Cobb also saw the need for a regional real estate company that would serve the Baby Boomer consumer with a North American standard product for the next 2 decades.  He led the group into real estate development and created a holding company for several properties including a resort on Ambergris Caye, Belize. In August of 2000, Exotic Caye purchased 3.5 miles of Pacific Beachfront property due west of Managua, Nicaragua. 

This master planned community hosts world class infrastructure, homes and condominium units.  In February of 2006, the ECI Development group acquired 1100 acres and 3km of coastline in Costa Rica, setting the stage for expansion into this popular market.  Most recently they merged their Belize property with a much larger parcel and have begun to develop 200 condominiums units on Ambergris Caye, Belize

One of iTunes’ most popular podcasts, the Real Estate Guys were once a radio show and got their start in 1997. Fast-paced and fun, you won’t start snoozing with this podcast.

Rental Rookie

Teacher-turned-investor Emily Du Plessis explains how she finessed her transition into property investing. But with more than 160 episodes as of January, 2020, this podcast title is a misnomer — Du Plessis certainly knows her stuff. This is a great podcast in general, but the fact that it’s run by a teacher means you know you’ll learn a ton.

“Timeshare” is usually the word that pops into people’s heads when thinking about vacation homes, but there are plenty of other options. 

Cabins, beach houses, apartments, condos, and even hotel suites at resorts all are vacation homes. Virtually any type of property can be turned into a vacation home! And what’s more, these vacation home options are different than timeshares because you get to make the rules.

What to Do With Your Vacation Home

You can use your vacation home in three main ways: keep it just for yourself, rent it out yourself (such as through Airbnb or VRBO), or hire a third party to manage and rent it.

Keep It for Yourself

A lot of people get a vacation home (such as a cabin or lake house) and keep it as a standalone. They only use the property for their vacation purposes or perhaps allow family and friends to use it.

  • Pays off the purchase over time.

The Drawbacks:

It’s a lot of work to rent out your place by yourself—many consider it a full-time job. It’s more convenient if you live near your vacation rental property, but nearly impossible if you don’t. You’ll have to do a solid job marketing it to ensure you’re getting your money’s worth. 

It should be added that if you don’t feel comfortable with others staying in your vacation home, this is not the option for you and that’s OK. Adding tons of stress for money won’t be worth it.

Rent It Through a Management Company

Hiring a third party to manage and rent out your vacation rental eliminates a lot of hassle. With this option, a property management company takes over renting processes and also provides cleaning.

The Benefits:

  • All the benefits of owning and renting out a vacation home, plus…
  • Saves tons of time on cleaning and renting it out.
  • Makes it possible to own an investment property without having to live nearby.

The Drawbacks:

You’ll pay a fee for these services—it depends on location but some averages estimate 8-12% of the monthly value. Many who use management companies find it harder to use their vacation home themselves—at that point, they’re paying a fee and want the difference to be covered with extra renters.
