Short-term assignments usually involve specific projects, while long-term assignments could involve establishing a new operation in a foreign country or filling technical needs. The duration of these assignments can greatly influence the types of benefits employees receive. For instance, short-term assignees might be treated like business travelers, with their accommodation and meals covered, while long-term assignees often receive comprehensive benefits packages, including housing, schooling, and even cultural training.

A crucial part of the relocation process, often overlooked, is the role of real estate. Finding a suitable home in a foreign land can be a complex process. It requires careful consideration of budget, school districts, and commute times. Uli Leib, with his expertise, highlighted the importance of real estate agents understanding the unique needs of international assignees. He emphasized the potential for agents to expand their business through relocation services and become regional experts.

For real estate agents working with international assignees, Uli offered several invaluable tips. Firstly, agents need to understand that international assignees are usually excellent tenants and a good credit risk, but they do not have US credit established. Also, the lease process for these clients may not always be straightforward, often involving longer-term leases and the need for a diplomatic clause, which allows the lease to be broken without penalty if the employee is transferred again.

Secondly, real estate agents should aim to become experts in their areas, not just in terms of the housing market and prices, but also the local schools, healthcare facilities, and other aspects that someone new to the area might need to know. This expertise can be leveraged to provide valuable advice and support to international assignees, easing their transition into a new environment.

Lastly, Uli advised agents to establish connections with local destination services consultants. These professionals can provide invaluable assistance in navigating the complexities of the relocation process, from hooking up utilities to ensuring that all medical records and vaccinations are in order for schools.

The story of Michael Cobb is far from ordinary. A daring leap from the tech industry into the realm of Belizean real estate led him and his business partner, Joel, to identify a unique opportunity in Central America. This bold venture involved creating a mortgage company in Belize, a move filled with challenges, misconceptions, and valuable lessons. The importance of slowing down and thoroughly assessing a property, especially in earthquake and hurricane-prone zones, cannot be overstated.

In terms of construction, building a new house overseas is only slightly less expensive than building one in the US. The costs associated with materials such as concrete, steel, doors, windows, and electric wires are priced at the world price, making them relatively uniform. The primary variable in the cost of construction overseas is labor, which is significantly cheaper. This lower labor cost can allow for intricate detailing and craftsmanship, creating a house that would cost significantly more to build in the US.

About the Guest – Michael Cobb:

At the height of a successful career in the computer industry, Mr. Cobb left to pursue more pioneering opportunities in the emerging real estate markets of Central America.  In 1996, he and his business partner formed a company, Exotic Caye International, to provide loans to North Americans purchasing properties in Belize, Honduras and throughout the region.  As the need for capital outstripped the supply, the mortgage company was converted to an international bank under the jurisdiction of Belize.  It continues to provide mortgage services but has expanded its services to encompass the full realm of financial products. 
 
Mr. Cobb also saw the need for a regional real estate company that would serve the Baby Boomer consumer with a North American standard product for the next 2 decades.  He led the group into real estate development and created a holding company for several properties including a resort on Ambergris Caye, Belize.  In August of 2000, Exotic Caye purchased 3.5 miles of Pacific Beachfront property due west of Managua, Nicaragua. 

This master planned community hosts world class infrastructure, homes and condominium units.  In February of 2006, the ECI Development group acquired 1100 acres and 3km of coastline in Costa Rica, setting the stage for expansion into this popular market.  Most recently they merged their Belize property with a much larger parcel and have begun to develop 200 condominiums units on Ambergris Caye, Belize

About the guest – Stefano Lucatello:

Stefano Lucatello is the Senior Partner and Head of Kobalt Law LLP.  He qualified as a Solicitor in 1988. Languages and Law have always been a very important part of his life and practicing career as a Solicitor. Kobalt Law LLP is the culmination of many years of practice both in England and abroad. Stefano is an accomplished author, writing on many different international property topics and platforms, as well as appearing on his own Property TV shows and seminars.  He has written an international property buying guide, entitled, ‘Investing in Foreign Property: The Ultimate Guide To Buying Safely.’

The first edition was published in 2015 and the second in 2018, with an updated chapter on “Brexit”.

The book is a generic guide about what potential foreign property buyers need to know and be aware of when considering buying property abroad. Stefano says “People never learn that buying foreign property is no less difficult than buying in the UK. How can you possibly buy in a foreign country, without specialist legal assistance, like that provided by Kobalt Law LLP, international property lawyers?

It is very hard when potential buyers don’t speak the foreign language or understand the different foreign law that applies to foreign property purchases. 

They believe the agents, who say that they don’t need this kind of assistance, and merrily follow the agent’s advice to go to a foreign lawyer, without checking them out first.”

The book is filled with great tips and advice, which apply to most countries in the world and takes you from the moment you decide to start the property search journey, to completion of the purchase and then onto living your dream in that foreign country.  It has 10 chapters and takes 2 hours to read.  It has been described by certain well-known foreign property commentators, as “incisive and well written”, explaining difficult topics in an “easy-to-read way”. How to Market Your International Property

What do cooking, painting, decorating, outfit planning, and real estate marketing all have in common? They all are proof that the devil is in the details. 

While we could talk about the details of accessorizing outfits or line movement in art, we’ll stick to what we know best. Because while marketing an international property might seem the same as marketing a domestic one, you’re about to find out how the details make these two selling situations drastically different.

Detail #1: Vernacular is very important.

Thinking of buying a house and renting out bedsits? Do you need a letting agent or a barrister to do so?

While bedsits (single-occupancy rooms) and barristers (lawyers) are U.K. English words, it goes to show that language differs a lot — even across English-speaking countries. For this reason, it’s essential to know the lingo that your international buying audience uses and searches for.

Here are some tips to ensure your listing is linguistically accurate:

  • Measuring units: Convert to metric or imperial measurements when necessary (or consider using both if your buying audience is also international).
  • Use outside resources: Find websites with real estate glossaries specific to a region or talk to someone local who has great insight.
  • Keep it simple: Sometimes it still makes sense to list in English even if your buying audience doesn’t speak American English. If that’s the case, avoid lengthy and descriptive text — a text is considered difficult to read even when a person understands 98% of the words. When potential buyers can’t understand what you’re writing, they’re much more likely to give up on your listing.

Detail #2: Pictures are priceless.

Most of the time, international properties are not sold to locals but to buyers living outside of the region or country. When traveling takes hours or even days, you need knockout, professional photos that show buyers this property is worth the trip. 

With that in mind, honesty is crucial. If your property is further from the beach but your listing makes it seem closer, you’ll turn off potential buyers. Make sure photos accurately depict your property so that potential buyers know what to expect when they visit.

Detail #3: Amp up amenities.

This Dubai condo certainly has some brag-worthy amenities.

This detail is definitely a real estate marketing tip that transcends borders. Everyone wants to know what your property has to offer! Is your house walking distance to downtown? Does it come with a pool? Are the views sensational? Is the bathroom newly remodeled with a to-die-for shower? Every property has its own unique benefits — use photos and your listing to make these benefits both enticing and clear.

You might want to downplay the less-than-stellar aspects of your property (HOA fees, anyone?) but being upfront is essential. If a potential buyer feels like something is sprung on them, they’ll most likely back out. Honesty is always the best policy.

Detail #4: Web presence is powerful.

While very rare, it is possible to get away with a newspaper ad or sign out front for a domestic real estate listing. However, we can’t emphasize enough that a web listing is virtually necessary for marketing your property. This becomes even more true with international real estate marketing — you will likely never sell an international property without an online listing.

How to Buy International Real Estate

A beautiful Bahamian bungalow or a Spanish seaside condo? An apartment in Toronto or a modern house in Ecuador? 

Once you find the international property you want, you’ll know. But then what?

Countries Where Americans Can’t Buy Real Estate

Vietnam is the only country where you flat-out cannot buy a property. This is because all land is owned collectively — even native Vietnamese citizens cannot own property.

However, there are a few countries where, while not impossible, it’s pretty tricky for a US citizen to buy real estate overseas.

  • Greece: A bit easier if you’re part of the EU, not so much if you’re an American. The birthplace of Rome has tons of zoning restrictions due to its archaeological history. Mortgages in Greek are also notoriously hard to come by.
  • Thailand: The only way a foreigner can own land in Thailand is if they form a corporation, which requires 51% ownership from Thai nationals.
  • Mexico: Probably the least tricky of the four, but purchased land must be in an unrestricted zone.

Best Countries for Buying International Real Estate

There are a lot, but Belize is pretty popular for US citizens. It’s a gorgeous country with phenomenal beaches and marine life, it’s not too far from the states (less than 2½ hours flying from Houston, direct!), and it’s an English-speaking country.

Paying for International Real Estate

Nearly always, you’ll need enough money to buy the property outright (or enough to almost buy it outright). Financing is typically challenging or met with insanely high-interest rates.

What to Look for in a Foreign Property

Just like buying in the US, you want a property in good condition and in a solid location (or at least, a location that meets your needs). 

However, you also want to make sure you’re buying a freehold property (a property that you own entirely and that you have rights to use as you please, as long as it’s in accordance with the law).

Buying a freehold property isn’t always possible, and that doesn’t have to spell impending doom. Just know what you’re getting into and understand the limits in place for a property that’s not freehold.

Who to Hire When Buying Foreign Property

Here’s who to assemble when buying property overseas:

  • Local lawyer: Someone local to the area where you’re buying.
  • US accountant: Someone who specifically has experience in international real estate (if they have experience with your country of preference, even better).

What to Use Foreign Property for

The Benefits:

  • Makes it possible to own an investment property without having to live nearby.

The Drawbacks:

You’ll pay a fee for these services—it depends on location but some averages estimate 8-12% of the monthly value. Many who use management companies find it harder to use their vacation home themselves—at that point, they’re paying a fee and want the difference to be covered with extra renters.

These databases are popular for many FSBO home sellers but do not sell internationally. The IMLS is a site that works with international real estate, but as of 2019, it’s not a secure site; it tries to piggyback off of safer, domestic MLS sites.
